ERA Grizzard Real Estate, operating as Tom Grizzard, Inc. ("ERA Grizzard," "we," "us," or "our"), is a licensed Florida real estate brokerage. This Privacy Policy describes how we collect, use, share, and protect information when you visit our website, contact us, work with us as a client or affiliated agent, or interact with us through any of our communication channels including SMS text messaging.

5. How We Share Your Information

We do not sell your personal information.

We share information only as follows:

With service providers and subcontractors. We share information with vendors who help us operate our business, including our customer relationship management platform, SMS messaging platform, email and calendar platform, transaction management platform, accounting platform, property management software, and similar service providers. These vendors are contractually bound to use information only to provide services to us.

With transaction parties. During a real estate transaction, we share information as needed with cooperating agents, title companies, lenders, attorneys, inspectors, appraisers, and other parties involved in completing the transaction.

With our affiliated agents. Information about your transaction is accessible to the ERA Grizzard agent representing you and to the brokerage staff who support that agent.

With ERA Real Estate (franchise). As an ERA-affiliated brokerage, we may share limited information with ERA Real Estate and its parent company as required by our franchise agreement, but not for their independent marketing purposes.

For legal and safety reasons. We may disclose information when required by law, valid legal process, regulatory request (including the Florida Real Estate Commission), or to protect the rights, property, or safety of ERA Grizzard, our clients, our agents, or others.

With your consent. We share information for any other purpose with your consent or at your direction.


6. SMS / Text Messaging Communications

ERA Grizzard Real Estate operates an SMS program for communicating with licensed real estate professionals about career and brokerage affiliation opportunities, with our affiliated agents about active transactions and office operations, and for account notifications regarding listings, closings, and brokerage announcements.

Information we collect. When you opt in to receive SMS messages from us, we collect your mobile phone number, your name, and information about your interactions with our messages (such as delivery status and replies). For licensed real estate professionals, we may also associate your mobile number with publicly available licensing information.

How we use your mobile information. We use your mobile number solely to send you the categories of messages described above and to respond to your replies. We use interaction data to improve message delivery and to honor opt-out requests.

No sharing of mobile information for marketing. No mobile information will be shared with third parties or affiliates for marketing or promotional purposes. This includes opt-in data and consent information, which will not be shared with any third parties.

Text messaging originator opt-in data and consent will not be shared with any third parties, excluding aggregators and providers of the Text Message services.

Permitted sharing. We may share mobile information with subcontractors and service providers who help us operate our SMS program (for example, our SMS platform provider, Salesmsg, and our customer relationship management system, HubSpot). These providers are bound by contract to use the information only to provide services to us and may not use it for their own marketing purposes. We may also disclose information when required by law, in response to valid legal process, or to protect our rights and safety.

Your choices. You may opt out of SMS messages at any time by replying STOP to any message you receive from us. You may also contact us at info@eragrizzard.com or (352) 394-5900 to be removed from our SMS program. After opting out, you will receive one final confirmation message and no further messages unless you opt in again.

Message frequency and cost. Message frequency varies based on the nature of your relationship with us. Message and data rates may apply. Reply HELP to any message for assistance.

Data retention for SMS. We retain your mobile number and consent records for as long as you remain opted in, and for a reasonable period after opt-out to maintain compliance records and honor your opt-out preference.

7. Email Marketing

If you provide your email address through our website, by working with us, or by inquiring about affiliating with us, we may send you marketing emails about our services, market updates, properties, and brokerage opportunities. Opting out of marketing emails will not stop transactional emails related to an active transaction or service.
